Terms and Conditions

These terms apply to direct booking enquiries and stays at the holiday apartment at Odenthaler Strasse 79 in Bergisch Gladbach.

1. Provider and accommodation

The provider for direct bookings is KNIGGE.Immobilien e.K., Laurentiusstraße 98, 51465 Bergisch Gladbach, Germany. The apartment is located at Odenthaler Strasse 79, 51465 Bergisch Gladbach.

The accommodation is a professionally managed holiday apartment with four double rooms, two shower bathrooms, kitchen, living area and flexible self check-in via key safe.

2. Booking and contract

Direct booking enquiries can be made by email, phone or through a provided booking form. An accommodation contract is formed only once KNIGGE.Immobilien e.K. confirms the booking in text form.

For bookings made through Airbnb or Booking.com, the terms of the respective platform apply in addition and, where relevant, take precedence.

3. Prices, payment and deposit

Prices, cleaning fees, payment deadlines and any deposit are stated in the individual offer or booking confirmation.

Unless otherwise agreed, payment is due before arrival or as stated in the booking confirmation.

4. Arrival, departure and use

Arrival is flexible via key safe. Access details are provided before arrival once the required booking and payment information is complete.

The apartment is on the second floor without elevator. Customer parking can be used in the evening on working days and all day at weekends; additional parking is available nearby.

5. House rules

  • No parties and no bachelor or bachelorette parties.
  • Non-smoking apartment.
  • Respect for neighbours and quiet hours.
  • The agreed maximum number of guests must not be exceeded.
  • Damage, defects or loss of keys must be reported immediately.

6. Cancellation and changes

Cancellation terms are set out in the individual offer or booking confirmation. Unless otherwise agreed, statutory rules apply.

Changes to stay dates or guest numbers require prior confirmation.

7. Liability

Guests are liable for damage caused by themselves, fellow travellers or visitors. KNIGGE.Immobilien e.K. is liable in accordance with statutory law, especially in cases of intent, gross negligence and injury to life, body or health.

Items brought into the accommodation are subject to statutory provisions.

8. Privacy and final provisions

Personal data is processed to handle enquiries, perform bookings, communicate with guests and fulfil legal obligations. Details are provided in the privacy policy.

German law applies. Mandatory consumer protection provisions remain unaffected.
